Right to Acquire

The Right to Acquire scheme allows some of our tenants to buy their home at a discount. It may be open to you if you have been a tenant for three or more years, you have a good tenancy history and the property you reside in meets the eligibility criteria. These will depend on when PA Housing acquired your home and how this was funded. You can get a discount of between £9,000 and £16,000, depending on where abouts in England you live. Your discount may be reduced if you’ve used either the Right to Acquire or Right to Buy schemes in the past.

What properties are eligible for the right to acquire scheme?

Your property must either have been:

  • Built or bought by a housing association after 31st March 1997 and funded through a social housing grant provided by the government.
  • Transferred from a local council to a housing association after the 31st March 1997
  • Your landlord must be registered with the Regulator of Social Housing

The home you wish to purchase must also be:

  • A self-contained property.
  • Your only or main home

To be eligible for Right to Acquire the tenant must:

  • Be a secure tenant of a housing association.
  • Have been a public sector tenant for at least 3 years.
  • Not have a criminal record or owe money to the landlord.
  •  Not own any other property

The property must also meet certain criteria, such as being in a reasonable condition and not being subject to any legal agreements or restrictions.The right to acquire scheme does not apply to housing co-operatives.

It is important to note that these criteria can vary depending on the specific housing association that manages your property, and you should check with them for the specific requirements.

  • It is also important to remember that just because you meet these general requirements, it doesn’t guarantee that you will be able to purchase your property.

Preserved Right to Buy

If your home used to be owned by the Council and they sold it to another landlord such as a housing association, whilst, you were still resident in the property, you may have the Right to Buy. This is called preserved right to buy. The scheme is only open to residents who were once local authority tenants.

If you have the Preserved Right to Buy, then you can buy your home under the scheme in the same way as if you were still a council tenant. Your landlord will be able to tell you whether you have the Preserved Right to Buy If you have been a tenant for 3 or more years (it does not have to be 3 years in a row) you could qualify to buy the home, you currently live in. It must be your only or main home and must be self-contained.

You can get a discount of between £102,400 (outside London) to £136,400.00 (London). These discounts will apply to applications on or after the 6th April 2024.
