Making sure your home feels safe, warm, modern, and somewhere you’re proud to live, is important to us.

Each year we continue to invest so where you live remains in good condition by installing new kitchens, bathrooms, windows, doors, and heating systems as needed.


How do we decide what to do each year?

We survey our homes every 5 years to see if we need to carry out improvements in the future. Our surveyor assesses the condition of each room and also checks the external areas of your home – including the roof, windows, kitchen, bathroom and boiler -  so the information we hold is up to date.

We also update other information we hold about your home including:

  • Information you pass to us
  • Information passed to us from the Repairs team
  • Information passed to us from your Neighbourhood Coordinator

The team use this information to decide which homes are most in need of improvements.


What is a Home Survey?

A home survey involves a visit from a surveyor who will assess if any parts of your home require renewal. This helps us keep your home on the right schedule for future works.


How long will the survey take?

The survey typically lasts 30-45 minutes. However, if you have questions or would like to discuss anything further, it may take a bit longer.


Do I need to be home, or can someone else be there instead?

You don’t need to be present as long as someone aged 18 or older is available to provide access and assist with any questions.


Will I receive a copy of the report after the survey?

No, the survey information is used to update our internal systems. If any renewals are identified, your details will be forwarded to our Planned Works team, who will then contact you to arrange any necessary work.


Do I need to do anything?

No. If your home has yet to have a survey, or it has been a long time since one was carried out, please don’t worry. We complete about 4,000 surveys a year so we'll be in touch to arrange yours when we are in your area. If your home has been identified on our programme for improvements this year, we'll send you a letter.

In the meantime, if there are any repairs needed to your home, please report these to us as normal.

How are we doing?

Between April 2023 - March 2024, we invested £15.5 million in our homes including new windows and doors, kitchens, bathrooms, heating systems, and insulation. 78% of our homes now meet energy efficiency rating of Band C as we aim to ensure all homes meet this standard by 2029.

In rent arrears?

Our policy says we can’t carry out kitchen and bathroom replacements if you are in rent arrears. If your account is overdue we can help you to get back on track.
